What a 3D model gives you that a plan cannot

On an open site with three services in it, a 2D plan is enough. On a congested site, it stops being enough quickly. Depths become a column of annotations, crossings stack on top of each other in plan view, and the question that actually matters, “does my new drainage line clear the existing gas main at that crossing?”, takes a scale rule and an assumption to answer.

A 3D model answers it by inspection. Services sit at their surveyed depth and their real diameter. Your proposed works are dropped in alongside them and the conflicts show up as conflicts. On multi-trade civil sites, the model becomes the single reference that every stakeholder works from, instead of each contractor holding their own version of what is underground.

The model is drafted in-house in 12d and AutoCAD by the same team that surveyed the site, and every service in it carries an AS 5488 quality level so the reader knows how much to trust each line.

How we build the model

A 3D model is only as good as the data under it, so the model starts in the field, not in the software.

Detection

Our utility locating team traces conductive services with electromagnetic induction and sweeps for the rest with ground penetrating radar. Marks are surveyed so every detected point has a position.

Depth

EM and GPR give an indicative depth. Where the design needs a depth it can rely on, we pothole the service by vacuum excavation and measure it directly, which lifts that point to QL-A.

Structures

Services buried inside slabs, walls and footings are picked up by concrete scanning and added to the same model.

Drafting

The surveyed points, depths and diameters are built into the 3D model in 12d and AutoCAD, with the quality level and capture method attached to every utility.

Quality levels in the model

A service traced by EM and surveyed is QL-B, and AS 5488 sets its tolerance at 300 mm horizontal and 500 mm vertical. A service that has been potholed and measured is QL-A, with a tolerance of 50 mm. A service drawn only from records is QL-D and is flagged as such.

Formats and how it fits your workflow

We deliver in the formats Sydney design teams already run: 12d model files for civil and drainage design, and 3D DWG for AutoCAD-based workflows. Tell us what platform your design is in when you send the scope and we will confirm the handover format at quoting.

The model is built on a project datum and coordinate system agreed at the start, so it overlays your design directly. Where the project keeps a GIS, the same data can be supplied as spatial layers.

When to choose 3D over 2D

  • Congested urban sites where several services cross or run in the same trench
  • Deep excavation, piling and tunnelling, where vertical clearance is the risk
  • Multi-trade civil projects installing new services around existing ones
  • Brownfield redevelopment where the records are old and the ground is full
  • Any project where design coordination is happening in 3D already

What the model can and cannot promise

Every utility in the model carries the quality level at which it was captured, and we will not present a records-only line as a detected one. Where a service could not be detected because of depth, soil conditions or pipe material, that limitation is recorded in the model. A gap you know about is manageable; a gap you do not know about is the one that costs money.

Frequently asked questions

Do I need a full survey before you can model in 3D?

Yes, if you want a model you can design against. We can build a QL-D model from records alone for early scoping, but it will be flagged as records-only throughout and is not fit for excavation planning.

Can you add our proposed design to the model?

Send us the design files and we will overlay them so the clashes are visible in the same model. Most teams prefer to import our model into their own design environment, and the 12d and DWG formats are built for that.

How accurate are the depths?

As accurate as the method used to get them. EM and GPR depths are indicative and reported as QL-B. Potholed depths are measured and reported as QL-A. The model tells you which is which for every service.
