Utility Mapping Sydney
Utility mapping turns what is buried under your site into a drawing your team can design and dig from. Locate & Map surveys the subsurface across Sydney and hands back plans in the file formats your engineers already run. Every service we map is classified against AS 5488, so you know how much confidence to place in each line on the plan.

What You Receive
We lead with the deliverable because that is what your project actually uses. Field marks fade. The plan is what survives.
Our utility mapping deliverables include:
- 12d model files for civil design and drainage teams
- DWG files for AutoCAD workflows
- PDF plans for site use, permits and subcontractor packs
- 3D models for clash detection and stakeholder review
Every plan carries its metadata: the detection method used, the equipment, the survey date, and the quality level attached to each utility. That record is what makes a plan defensible later, whether a design is being reviewed or a strike is being investigated.
Our drafting team works in 12d and AutoCAD alongside our surveyors. The people who find the service are in the same building as the people who draw it, so questions get answered before the plan is issued rather than after.
AS 5488 Quality Levels Explained
AS 5488 is the Australian standard for classifying subsurface utility information. It sorts what is known about a buried service into four quality levels. Each level tells you how the data was captured and how far the real service might sit from the line you are looking at.
Quality Level D (QL-D)
Built from existing records: BYDA responses, as-built drawings, historical plans. No field verification. Fine for early scoping. Not fit for excavation planning.
Quality Level C (QL-C)
QL-D records plus a survey of visible surface features such as pits, manholes and valve boxes. Utility paths are interpolated between those known points.
Quality Level B (QL-B)
Services are detected in the field using electromagnetic induction and ground penetrating radar, then marked and surveyed. The standard sets the tolerance at 300 mm horizontal and 500 mm vertical. QL-B is the working level for most design and excavation work in Sydney.
Quality Level A (QL-A)
The service is physically exposed, usually by non-destructive digging, then measured directly. Tolerance tightens to 50 mm horizontal and vertical. QL-A also captures depth, diameter, material and condition. It is the only level the standard treats as validated.
We tell you which level applies to each utility, and we tell you why. If a service cannot be detected because of soil conditions, depth or pipe material, that gets recorded on the plan as well. A gap you know about is manageable. A gap you do not know about is the one that costs money.

By identifying underground utilities correctly the first time, we help you avoid unnecessary surprises and rework — saving both time and money. When you partner with Locate & Map, you’re investing in efficiency, accuracy, and long-term value.
2D Plans and 3D Models
Most projects start with a 2D plan: services in plan view, depths annotated, ready to overlay on your design.
Where the site is congested, 3D is the better answer. A 3D model shows services in three dimensions, which means you can run your proposed works against the existing network and see the conflicts before anyone breaks ground. On large civil sites where several trades are installing new services around existing ones, that model becomes the reference every stakeholder works from.
Our 3D work sits alongside our 3D utility mapping service, and our drafting is delivered through subsurface utility engineering.

Why Sydney Teams Choose Locate & Map
- CertLoc accredited locator surveyors, previously known as BYDA accreditation
- More than a decade of Sydney projects behind us
- Locating and drafting under one roof, so field context is not lost in a handover
- 24 hour service for night works, shutdowns and tight programs
- Deliverables in the software your team already uses
Utility mapping fails most often at the handover. Field data goes to an outside drafter, context gets lost, and the drawing comes back with holes in it. Keeping both functions in-house is how we avoid that.
Mapping works best when it is paired with accurate field detection. Our utility locating team uses electromagnetic induction and ground penetrating radar to find what is there, and our concrete scanning service covers services buried inside slabs and structures.
