Marsden Park is where Sydney's north west industrial expansion is actually happening. Marsden Park North sits roughly 12 kilometres from Blacktown CBD and 20 kilometres from Parramatta, and the rezoning proposal, exhibited from 17 November 2025 to 30 January 2026, is anticipated to be finalised in the third quarter of 2026. Over thirty years it is expected to deliver more than $2 billion in investment, almost 3,900 jobs, and up to 836,000 square metres of employment related gross floor area. Alongside it, Sydney Business Park is a $2.9 billion master planned campus style development spanning 256 hectares with commercial, industrial, retail, educational and medical uses. That scale of greenfield civil work creates a locating problem people consistently underestimate. The instinct is that new land is clean land, and it is not. Marsden Park was rural before it was industrial, and rural land carries a category of asset that never reaches a Before You Dig Australia response: private water mains running to sheds and stock troughs, unregistered bores, single wire earth return and private power runs, septic and effluent lines, and irrigation installed by owners across decades without any lodged record. A DBYD plan on a greenfield lot frequently comes back close to empty, which is the most dangerous result a plan can return, because it reads as permission. The second issue is sequencing. In an active growth precinct, the network is being built while you are working in it. Ground conditions are Wianamatta shale with clay soils, and alluvial material along the South Creek corridor. Clay is the hardest common Sydney ground for radar, absorbing signal and limiting useful depth, so electromagnetic locating carries more of the load here and vacuum excavation is often the only way to genuinely confirm a depth you are going to design or dig to. Wet weather makes it worse, which matters on a site with no formed hardstand.
